Fulton Bond Chicago is a new luxury condominium development planned for 224 N Elizabeth Street in the heart of Fulton Market. Designed by Kohn Pedersen Fox (KPF) in collaboration with ParkFowler Plus, the architecture reflects a refined, contemporary interpretation of the neighborhood’s industrial heritage. The building emphasizes proportion, materiality, and contextual design, creating a timeless exterior presence that complements the surrounding streetscape. Interior design by MAWD carries this vision throughout the residences and shared spaces, layering warmth, texture, and thoughtful detailing to create a distinctly residential and enduring living experience.

Fulton Bond Chicago is composed of two distinct residential towers that will be delivered simultaneously in 2029. One Fulton Bond will feature just 60 residences rising 23 stories, while Two Fulton Bond will introduce 77 residences across 34 stories, creating one of the most exclusive new condominium offerings in Fulton Market.

Together, the development will offer 149 luxury residences, including expansive two-, three-, and four-bedroom floor plans along with a collection of penthouse homes. Residences are expected to range from approximately 1,800 square feet to more than 4,500 square feet, providing a scale and livability rarely found in new construction throughout the neighborhood.

Unlike many high-rise developments, Fulton Bond has been intentionally designed to deliver a more intimate ownership experience. Most floors will feature only three residences, while select upper levels will offer just two homes per floor, enhancing privacy, natural light, and a sense of exclusivity. Elevated ceiling heights, thoughtfully curated layouts, and sophisticated interior finishes by MAWD further reinforce the feeling of a private residence rather than a traditional condominium.

Early pricing guidance currently places residences from approximately $1.5 million into the mid-$7 million range, subject to floor plan, view corridor, and penthouse offerings.
